The quarter The Marks in Vienna’s Third District is the work of four developers – BUWOG, Neues Leben, ÖSW and WBV-GPA – who are building three residential towers together with a shared urban base zone.

In a reference to both the English idea of a “mark“ or signal and the name of the wider urban district, St. Marx, the three buildings with heights ranging from 105 to 128 metres are designed to send out a strong urban signal while also offering attractive new living space. The very special nature of The Marks owes much to the extremely refined design of the common areas, which optimally combine homes, workspaces, local services and leisure facilities.

The Added Value of a
High-Rise Quarter

The lifestyle offered by the high-rise quarter The Marks provides an ideal answer to the residential needs of many different people. The quality of the built substance and the well-balanced apartment plans with their ideal layouts guarantee comfortable living conditions.

The design process paid very close attention to the immediate surroundings of the buildings in order to ensure that all aspects of life are perfectly catered for. Both private and shared green areas and meeting zones, in-house children’s playgrounds and kids rooms with views (on the 9th and 21st stories), on-site childcare facilities, underground parking garages served by lifts, bicycle parking and concierge services are just some of the many advantages of living in a high-rise quarter.

COOPERATIVE QUARTER

Special attention has been paid to integrating a wide range of uses and a diverse mix of apartment types. In the development of a cooperative quarter, the shared spaces, garages, green areas and playgrounds for all the different plots are addressed as part of a single concept. Green courtyards and a central public space optimise pedestrian movement through The Marks.

SERVICE OFFERING IN THE MARKS

The entire base zone consists of three levels. The future residents of the one will benefit from the modern shopping areas, supermarket, co-working space, kindergarten, cooperative retirement housing, temporary living facilities and playgrounds for children and young people, all of which can be found in The Marks. The roof to this base zone is conceived as a green terrace with areas for meeting up and chilling out.
